Planning Permission for Driveways in Ireland

The good news — in most cases, you do NOT need planning permission for a new driveway in Ireland.

Exempted Development

Under the Planning and Development Regulations, most driveway works are considered "exempted development" provided they meet certain conditions:

  • The house is a private dwelling
  • The driveway is within the curtilage (garden boundary) of the property
  • The works don't materially affect the external appearance of the house

When You MIGHT Need Permission

Planning permission may be required if:

  • The property is a protected structure or in an Architectural Conservation Area (ACA)
  • You are creating a new vehicular access onto a public road (this requires consent from the local authority)
  • The works involve significant boundary changes

Dropped Kerb / Footpath Crossing
